GETTING STARTED
As you should already know, you are providing information to facilitate a Limited Service MLS Listing.  In order to post your property to the multiple listing service we will need to complete a few steps which are outlined below.  The worksheets at the link below will allow you to easily and quickly  transmit this information to us so that it can be used in preparation of your listing agreement and the MLS listing itself.  

While completing the worksheets, keep in mind that the buyer and their broker will depend on the information you provide to make the decision as to whether they will view your home.  You will find that not all of the information requested in the worksheets is required (required information fields are in BOLD RED).  It is recommended that you provide as much information as possible as this will make it easier for potential buyers and their broker to decide if your home matches their desires. 

PLEASE NOTE:  The "seller's names", "Legal Description", "Sales Price" and "Commission" from the worksheet will be used to prepare the listing agreement - please make sure that you provide the full names of ALL individuals as they appear on title.  Failure to do so will result in delays and possible additional charges.

Also keep in mind that if the worksheet gives you specific choices (in pull downs or check boxes) that these are the only choices in the MLS and can not be modified.

And finally - IT IS EXTREMELY IMPORTANT THAT THE INFORMATION YOU PROVIDE IS TRUE, ACCURATE AND VERIFIABLE - DO NOT GUESS OR INPUT FALSE INFORMATION - THIS MAY CAUSE LEGAL ACTION BY THE BUYER OR BUYER'S BROKER.  If you do not know a specific piece of information, please make a note of it in the "comments" section at the bottom of the form, call us at 505-891-0900 or email us at VTomardy@Cableone.net for assistance.

ONCE YOU SUBMIT YOUR ONLINE WORKSHEET
Your worksheet will arrive in our office and a Limited Service Listing Agreement will be prepared and emailed to you along with the required disclosures during regular business hours, typically the same day that your worksheet is submitted.

Once you receive the listing agreement, we recommend that you carefully review the terms of the agreement and consult a legal professional if you desire.  Once you have executed the listing agreement and completed the disclosures, you will need to fax them to 1-888-280-0745 along with a copy of the most recent tax statement and a copy of the driver's licenses for all parties on title.



START YOUR LISTING

Step1.
  Gathering property information
Complete and submit the MLS data worksheets for your area:

Step 2.  Email your property photos
Attach and email your photos to  VTomardy@cableone.net  Maximum size of each photo 500kb, attach no more than 2 photos per email.

Please indicate main property photo and the order in which you would like additional photos (up to 12 in ABQ and 5 in SF/LA) to appear.   A maximum of 5 photos will be placed on Realtor.Com and will be selected in the order in which they are listed (photo1, photo2 etc.)  We do not control how the photos are placed in SWMLS.com and can not facilitate changes or corrections to this site.  Digital photography services available in Albuquerque, request more information. 

Step 3.  Execute the listing agreement and prove ownership   
Once steps 1 and 2 are complete, a limited service listing agreement will be prepared and emailed to you along with a "Seller's Residential Property Disclosure".  Review and complete these forms and fax back to us along with proof of ownership and a copy of the driver's license of all owners on title to (888)280-0745.  More information on proof of ownership

Step 4.  Review and approve MLS data sheet   
Upon receipt and acceptance of your agreement, photos and property disclosure your data will be posted to the MLS.  A copy of the MLS printout will be emailed to you for review and approval.  Once you have reviewed and noted any corrections, fax back to (888) 280-0745.

We are afforded a 48 hour turn-time to post your MLS listing, we typically complete the posting within that time frame.  WE CANNOT POST YOUR MLS LISTING IF YOU DO NOT FOLLOW THE ABOVE STEPS COMPLETELY AND ACCURATELY.    Your MLS listing can not be posted until you have completed the above steps.  Failure to fully complete the form worksheets completely or fax back the contract and disclosure will delay the posting of your listing.

Corrections to your MLS are completed at no cost.  Six Changes to your MLS listing are included with the basic service at no charge - Please submit your change request via email at least 72 hours prior to desired change date .  Additional Changes may incur a $25 charge due in advance of the change.

PROOF OF OWNERSHIP: In order to verify that the parties placing the listing order are the actual owners of the property, we will require that you  provide proof of ownership in the form of a copy of the most recent property tax bill or statement and a copy of the driver's license of all persons on title.  If you do not have a copy of your most recent tax bill or statement, a copy of the HUD-1 Settlement statement from the purchase of the property or a copy of the recorded deed.  You can contact your County Assessor's Office for assistance in obtaining a copy or print out of your tax statement.
